Owning and renting out a property means that you have a duty to make reasonable adjustments for a tenant with disabilities or accessibility needs. Wessex has the experience to help advise you on what changes you must, should or could make as well as providing a quality and cost effective solution to delivering them.

Sensitivity and care

Wessex can help you to make changes to your properties to make them more accessible for a wider range of future tenants, or you may need to make changes to your property to accommodate the changing needs of an existing tenant.

As well as being a safety concern, accessibility issues in the home can make a disabled tenant feel isolated and have a significant impact on their mental health. With a full understanding of your legal obligations, but also a sensitivity to the needs of your tenant, Wessex can provide a detailed proposal of changes that should, could and might be made to your property to accommodate disabilities or mobility issues.

From car park to kettle

There may be specific needs for your tenants that need to be addressed, or maybe you want to look at how you can make a property more generally accessible to woden your market. It could be as simple as looking at how your tenant gets from the car park into the building, or you may want to help make it easier for them to make that all important cuppa!

Wessex can assess and provide services necessary to improve access into your building, look at lighting and mobility through shared stairways and corridors, and install a wide range of accessibility measures within the home. Modified doorways, specially adapted bathrooms, ‘right height’ switches, and accessible kitchens are all alterations that can make your property more comfortable for your tenant and improve their quality of life.

On call

Midnight power failures, or other emergency issues, can be even more harrowing for tenants with a disability. Our maintenance packages mean that we can be on call to resolve these issues at any time of day or night, 365 days a year. And our central call and job management system means we can prioritise any vulnerable tenants wherever possible.

Safety first

All of our tradesmen work to a standard in accordance with the most up to date UK regulations so all the work you have done, even to legacy systems, will be compliant and – where required – certified.

Minimum impact

We know that you want to avoid disruption to your tenant wherever possible, particularly when you are making adjustments to an occupied property, so we will always work as quickly as possible while maintaining our high standards, and keep disruption to an absolute minimum.

Safecontractor

In 2015 Wessex was awarded accreditation from Safecontractor for its commitment to achieving excellence in health and safety. This leading third party accreditation scheme recognises high standards in health and safety management, where businesses undergo a vetting process examining health and safety procedures and their track record for safe practice.

Constructionline

Wessex are pleased to have been members of Constructionline since 1998. This organisation pre-qualifies all suppliers to government standards, and maintain relationships with a range of industry, ePurchasing and Government partners to ensure that they remain relevant to procurement professionals within the construction industry.

Electrical Contractors Association (ECA)

Wessex have been ECA members since 1973. The Electrical Contractors Association includes electrical installers, manufacturers, distributors and end users. It is dedicated to best practice and efficient, effective and safe working procedures to ensure its members deliver the very best service across a broad spectrum of commissions.

National Inspection Council for Electrical Installation Contracting (NICEIC)

The NICEIC is the electrical contracting industry’s independent voluntary body for electrical installation matters throughout the UK. Wessex have been a member since 1973. NICEIC has been assessing the technical competence of contractors for over 50 years.
